If given the green light, the ground floor of the Rose and Crown Pub in Manchester Road would be split into two retail units while the first floor would remain a flat.

The application has been made by Rosehill Northwest Ltd.

A market exercise report, carried out in support of the application, read: “The building is a long standing public house and has been used as such for many decades. The long term lease of the property was given up be the previous tenants approximately 18 months ago in the summer of 2022 and since then the building has remained vacant

"The marketing campaign for this building has taken place over a period of 12-18 months and overall there has been little positive interest from public house or leisure operators due to a number of factors that include:

• The changing public house market

• The previous association with Burnley Football Club – now stopped;
