A landmark Padiham pub has been put up for sale for £100,000.
The Kings Arms is on the market for the six figure sum after standing empty for a number of years.
The former Mill Street hostelry was once a popular pub with drinkers on the town centre circuit.
But the pub was closed down several years ago and has been boarded up ever since.
The price has been reduced on the freehold premises which neighbours the Old Black Bull which has also closed down.
Estate agents say the building could be good for publicans and restaurateurs or a development opportunity for builders.
James A Baker Property Consultants said: “The Kings Arms is a stone built, two storey building. The property is in reasonable condition throughout.
“Furnished in a traditional style, the internal trading floor is open plan, set around a single servery, and comprises: informal drinking, dining, entertainment and games areas.
“To the rear there is a function room with dedicated bar for circa 50 people.
“Private accommodation is situated on the first floor and comprises one double bedroom, two single bedrooms, living room, office, kitchen, bathroom and an attic studio.
“The Kings Arms offers considerable scope for local public house operators and restaurateurs. The property has potential for a range of commercial uses, subject to the granting of relevant permissions, and is likely to be of interest to local developers and builders.”
