Elan Homes says more than 1,000 people have registered interest in its new development in Ramsbottom, while two homes have already been sold off-plan.

It says reduced fuel bills and improved energy efficiency are prompting interest in the properties at its Holcombe Gardens scheme, off Bury New Road.

An Elan Homes spokesman said: “Part of the appeal is that homes at the development achieve an energy performance certificate B rating, which could see energy bills reduced by more than half for those who move from old to new.”

According to figures from the Office of National Statistics, the average new build in the north-west in 2019 achieved an EPC band B rating with a median score of 84, while existing homes achieved an average of a D rating and a median score of 65.

Marie Morris, Elan’s sales director in the North, said: “The cold snap and spending more time than ever before at home has made people more conscious about how much energy they’re using and the costs involved.

“Based on EPC data, the average cost for heating, light and hot water in a new-build house in England is £399 a year, compared with £885 for older homes – that’s a saving of almost 55 per cent.”

Holcombe Gardens includes a choice of three, four and five-bedroom homes, priced from £374,995, with some featuring split-level designs to enjoy views across the River Irwell valley to Holcombe Hill and Peel Tower.

The development will also include nine affordable three-bedroom homes, which will be sold at 75 per cent of the market value, subject to eligibility criteria.

Marie said: “Choice is what sets new-build homes apart from older properties.

“Instead of having to make do with the previous owners’ décor and adapting it to your tastes over time, you start with a blank canvas.

“Our homes feature a high specification with plenty of opportunities for customers to make their home their own by choosing from a rage of standard options and upgrades. These include the kitchen finish, bathroom tiles, wardrobes and flooring.”
