The vacant site, once occupied by Peel Mill, was sold on behalf of Smallshaw Properties LLP to Ash Lea Cottage Nurseries Limited for an undisclosed fee.

In May this year Burnley Borough Council approved an application to build 94 two-bedroomed bungalows on the plot which is off Gannow Lane with various conditions.

The Council say the site is part of a wider area identified in the Local Plan as an Economic Improvement Area.

Angela Bhaseen, Taylors commercial property partner, who advised Smallshaw Properties, said: “We are delighted to have advised the company on the sale of this important site which was occupied by them from 1995 until 2009 and that it has received planning to be developed into housing for the local community.

“The planning process took longer than expected and proved challenging for all concerned.

“It was originally submitted in November 2015, but our client Smallshaw Properties LLP and Michael Cavannagh, their surveyor from Trevor Dawson, has worked well with the buyer direct.”

With offices in Blackburn and Manchester, Taylors is a commercial law firm specialising in all aspects of property law.
