An investigation determined that a discarded cigarette was the cause of the blaze.
Mr Wright added: “This set fire to a bath panel which quickly set fire to a towel on the bath and the bath itself. There was extensive smoke and fire damage to the bathroom and light smoke damage to the rest of the property. The occupier was lucky to escape unharmed, he was only alerted to the fire by a falling objects. The occupier would have been alerted earlier to the fire if smoke alarms had been fitted in the property.”
